1. The Agreement

This Terms of Service ("Agreement") is a legally binding contract between Prop Bridge ("Company," "we," "us," or "our") and you ("User," "you," or "your"). This Agreement governs your access to and use of the Prop Bridge website, mobile application and associated services (collectively, the "Platform").

2. Services Description & Scope

Prop Bridge provides a digital infrastructure designed to bridge the gap between property owners and private investors to real estate ownership

  • No Professional Advice: Prop Bridge is a technology platform, not a law firm, financial advisor, or tax consultant. All information provided is for informational purposes only.

  • No Broker-Dealer Status: Unless explicitly stated otherwise, Prop Bridge does not act as a real estate broker or a registered investment advisor.

3. User Accounts and Verification

  • KYC/AML Compliance: To comply with Anti-Money Laundering (AML) and Know Your Customer (KYC) regulations, we require identity verification. You agree to provide valid government-issued identification upon request.

  • Account Responsibility: You are solely responsible for all activity occurring under your account. You must notify us within 24 hours of any suspected unauthorized access.

  • Termination: We reserve the right to suspend or terminate accounts that provide false information or engage in "churning" or "shill" activity.

4. Financial Transactions and Fees

  • Payment Processing: All financial transactions are processed via Pay Stack and Bank Escrow. We do not store full credit card or bank details on our servers.

  • Fee Structure: Prop Bridge charges a 1% platform fee on transactions. All fees are non-refundable unless otherwise required by law.

  • Taxes: You are responsible for determining what, if any, taxes apply to the transactions you make through the Platform.

5. Intellectual Property Rights

  • Ownership: The Platform’s "look and feel," proprietary algorithms, logos, and code are the exclusive property of Prop Bridge.

  • User Content: By posting listings, photos, or comments, you grant Prop Bridge a worldwide, royalty-free, perpetual license to use, reproduce, and display that content for marketing and operational purposes.

6. Prohibited Activities

You agree not to:

  1. Use automated systems (bots, scrapers) to extract data.

  2. Circumvent any technological measure implemented by us to protect the Platform.

  3. Post "spam" listings or properties you do not have the legal right to represent.

  4. Engage in any activity that violates the Fair Housing Act or similar anti-discrimination laws.

7. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, PROP BRIDGE SHALL NOT BE LIABLE FOR ANY INDIRECT, PUNITIVE, INCIDENTAL, SPECIAL, OR CONSEQUENTIAL DAMAGES, INCLUDING LOSS OF PROFITS, DATA, OR GOODWILL, ARISING OUT OF THE USE OF THE PLATFORM. In no event shall our total liability exceed the amount paid by you to Prop Bridge in the six (6) months preceding the claim.
